Occupied Property Photography: A Brief for Owners and Tenants

2 min read

Occupied property photography requires coordination before the camera arrives. The home is both a marketing subject and someone's daily living space. A clear brief helps the photographer capture useful listing images while keeping access, preparation and personal belongings manageable.

Give occupants a specific preparation plan

Replace vague requests to declutter with room-level priorities. Identify surfaces to clear, beds to prepare and items the team would prefer moved before arrival. Allow realistic time and clarify who is responsible for moving furniture or possessions.

Confirm access through the responsible parties

The owner, agent or property manager should arrange access and any required notices or permissions under the applicable rules. The photographer should receive a confirmed appointment, site contact and instructions for keys, pets and alarms. Do not assume permission because a property is listed.

Agree on personal information

Discuss family photographs, documents, medicine labels, screens and valuables before shooting. Decide which items will be moved, excluded or appropriately obscured in the final images. It is easier to solve many of these details on site than to repair every photograph later.

Prioritize the listing's useful views

Create a short must-have list: layout, main living spaces, key features and outdoor context. Ask for enough time to capture those properly. An occupied home may need a simpler coverage plan than a vacant staged property.

Keep edits faithful

Removing temporary clutter and changing permanent property features are different decisions. Confirm the property's marketing requirements and ensure final images accurately represent what is being offered. Keep the agent or responsible reviewer involved in approval.

After delivery, check that no identifying details were missed and that the images correspond to the current listing condition.

AVL can help coordinate real-estate photography and films around the property's actual circumstances. Share occupancy details and room priorities with the AVL team when booking the session.
